1) How to puck a closing date that’ll lower your mortgage rate – The sooner you can close, teh better it may be for your rate.

2) Is The Tail Wagging The Dog? Stop Waiting! Here’s How. – Are you being proactive in your follow up or are you waiting for them to get back to you.

3) Future of Mobile in Real Estate: B2B, not B2C – When I first read the headline of this I was thinking another post I get to disagree with, and usually I agree with Rob. Well then I read it, and Hahn makes some great points. I would love for my mls to have an Android app, but I bet most of my clients couldn’t care less.

4) Business Week: If You Don’t Buy a House Now, You’re Stupid or Broke – OK I just loved the headline, had to include it for that.

5) The Rates Aren’t The Only Thing That Matters….. (My thoughts on how to create healing in the housing market) – This is almost exactly what I was thinking in one of my videos about a month ago, but I could not quite figure out how the details would work like he has. I love this idea. I think it is a win-win for everyone.

6) The Sport of Business – OK this has nothing at all to do with real estate, but any one who is in business for themselves (real estate agents) should read it.

7) Refinance Activity and Interest Rates – A direct correlation between interest rates and the recent refinancing activity.

8) Jim the Realtor: McMansion Foreclosures Coming – Great idea of a way to showcase some upcoming foreclosures and maybe pick up some buyers.

9) Financial and Mortgage Reform? Nah. Who Needs It? – OK Ken, I completely understand the need for some reform in the lending industry, but some of the things coming down the pike with the new GFE’s and the capping what a loan officer can make per transaction are not going to help the consumer.

10) High-end homes? Slow to dead – The high end market has been slow to recover compared to the lower end market which seems to be moving quick in most area. Is the high end recovery just around the corner?

Video 59: There is one thing I know the buyer is going to say, they want “a deal.” But getting 20% off of the asking price is not always a deal, sometimes you need to pay more than asking price for the deal. 1) The New & Improved HUD-1 and why it’s a good thing for home buyers – Good write up by Dru. The part that worries me for consumers is the new GFE, not sure from what I have heard it is really good for the consumer. More to come on that soon.

2) Mortgage Rates Hit Rock Bottom – Agree, if you have not locked, get to it because what are the chances it goes down from here vs going up.

3) Awesome clients deserve awesome listing photos – This is the place I really plan on spending money next year, making sure I have professional photos to sell those houses.

4) Realtor Jane Doe, RIP – Really? NAR amends their trademark policy to allow the Realtor logo to be used on gravestones?

5) Dumbest Real Estate Questions of the Year – Now for something completely different…

6) Working Phoenix Short Sales – Be Smart – I have one right now that this post reminds me of. Walking a fine balance between pushing to get it done before buyer walks and not being so pushy they push us to the bottom of the pile.

7) Are You a Provider? – Sure this seems obvious when you read it, but sometimes you need someone to put it into words to make sure everyone gets it.

8) Taking Green to Another Level With DocuSign Electronic Signature – When I use Docusign I never think, this is for the environment. I always think this is easier, keeps the contract cleaner, saves me time and keeps less paper off my desk. Now if you want to think of it as saving the environment then its just one more reason to use the kick ass product.

9) Modifications are Failing…. (More on the Acronym Soup) – More reasons why the loan modifications are failing. I should consider doing a post on this too. I have been in the homes of people trying to help them get loan modifications to become permanent and some of the stories I have are amazing. I had one who had been working on it for two months, had sent in all the paperwork back in September and then late November they were told they had to start all over again at the beginning with another department because the bank had changed the way they handled process. Not that the lender would transfer the paperwork to the new department, they had to start all over again at square one. Redonkulous.
