Video 74: Have you been waiting forever to get your Tempe Short Sale approved by the bank? The more short sales I do the more I realize that wait is unnecessary. After 30 days you should have a negotiator assigned and a completed BPO number. Two weeks from that the bank has all the information they need to approve or deny the short sale. At that point all it is, is a numbers game. If your short sale get’s to these milestones with no progress being made it is time you become a PITA and get the deal escalated. There is a fine line with being a PITA and I struggle with it since we have little power in the situation. Always a little worried that I will just get denied or approved for a price higher than I can get anyone one to bring in.
Recently I had a file escalated and I called back to check in. They had no record of my call nor an escalation. The person apologized and said they would escalate it. I checked back in and still hadn’t been done nor any record of my call. This time the person seemed to do the escalation while I was on hold. Calling tomorrow to verify. I bet you already guessed that it was Bank Of America.
Mike, there is, but I am finding more and more you can be a PITA but kill them with kindness. Also what I do is always call an operator, say I am trying to reach “Jane SMith” can you tell me who Jane Smith reports to. And then next time I find out who they report to… it helps greatly because then in future emails when you need action you email them and cc their boss, things get done quicker.
It all comes down to a math problem, does it make sense for them? If the answer is yes, keep pushing and it will go through
