Recently a seller chose to use an investor instead of a Chandler short sale agent to negotiate their short sale transaction. The results were very costly.

Often time an investor will come to your house and say forget the real estate agent, let me buy your home and negotiate the short sale for you. What could be the problem in that? How about when they don’t see the lender reserved the right to come after you for a deficiency? You are then the one one the hook for the difference.

A year ago Bank of America was the wost at doing short sales. Since then they have greatly improved and Chase bank has taken over that title. Why did Bank of America improve? They listened to the agents in the trenches. So what can Chase do to improve?

1) They need a predictable system and time table, something like Equator offers.

2) Hire people that care about agents and agent relationships. They need someone for agent communications.

3) Don’t waste our time and tell us something cannot be done when we all know it can be.

4) Have a way for the real estate agent to email the negotiator and the negotiators manager. Better communications will make the process easier for everyone.
