1) Characteristics of home buyers and sellers from NAR – Almost half of all home buyers this year were first time home buyers between the age of 25-34 years old.

2) Using consumer confidence to guess where mortgage rates are going -  Dan Green shows how the stock market is up, home sales are up, but spending and consumer confidence is not so right now expect mortgage rates to remain fairly steady.

3) Strategic defaults: It depends how far under water you are – Walking away from your mortgage, who would have thought it was a “keeping up with the Joneses” thing.

4) An unhappy client can kill your reputation in 6 months or less – Letting an unhappy client go may be the best thing you can do for your business, because they can kill your reputation online.

5) Existing home sales surge to highest level since February 2007 – Sales were up more than 23% over the same month last year. That trend in November may end up changing a little as inventory levels (at least in Tempe AZ area) seem to be creeping up.

6) The end of the MLS as we know it? (Part: 546) – Rowles makes a good point on the MLS will still be needed even with Google and RPR.

7) Stop acting rich: Household struggles go beyond the mortgage payment – This goes perfect with one of my favorite Dave Ramsey quotes “live your wage.”

8) Selling your home during the holidays – John Jones addresses they myth that you should not sell your house during the holidays.

9) Commercial real estate not expected to recover until after 2010 – In many markets the residential housing market has started to recover, the commercial market is lagging behind and could be another couple years before any rebound starts.

10) Win an autographed copy of the Whuffie Factor. It’s easy! – Not sure what the Whuffie Factor is? Then you should really be entering this competition.

1) When the cash-for-clunkers “logic” comes to the real estate market, it’s time for every homeowner with equity to cash in big – Greg makes a good argument that if you have equity in your house right now may be the perfect storm time to consider selling and moving up in houses.

2) 19 tips for better real estate property ads and flyers – Most in-depth explanation of how to make a good property flyer I may have ever seen.

3) 5 tips for selling your home in a down market – Most everywhere in the country right now while the market is hot, it is still a down market. This post should help you think about ideas to get the most for your house or your listing.

4) Do you really think I’m visiting your Facebook profile to look for homes? Really!?! – Nik Nik looks at different ways in which you can post listings into your Facebook pages and some of the pros and cons of each.

5) Trulia’s November price reduction report – Home sellers cut $28.1 billion off asking prices – A quarter of all U.S. homes have had a price reduction. Everyone knows the problem with overpricing houses and how you should stay ahead of the market… yet..

6) You’re buying a new home. Should you work with the listing agent? A buyer agent? An attorney? – This is state specific for the attorney part at least. I believe if you are shopping for a home you should ALWAYS be working with a buyers agent who you hire to work for you.

7) Who else wants to be a commercial real estate broker? – Seems the commercial industry is a lot older and more experienced than the residential.

8 ) Why won’t these real estate agents sell my house? – Having a hard time finding a listing agent to sell your house because it is a short sale? You are not alone I guess.

9) “Getting better” scenes from movies – I wish we could use them with clients – This one is just fun… makes me want to go watch Better Off Dead tonight (one of the top 5 movies of all time).

10) A veteran’s journey home – There were a lot of great tributes to veterans yesterday, in my opinion this was the best.

1) Can we create home buyers with tax incentives?Teresa Boardman believes we cannot create new buyers with a tax credit. I hope she is right. I would hate to think someone is making a big financial decision because the taxpayers are giving them an $8,000 tax credit.

2) My new business cards are for you AND me!Daniel has a really interesting idea on his new business cards.

3) The housing market bottomed 9 months ago, based on data – Sure supply is down and demand is up which leads to higher prices, the only question is will it remain that way or are housing prices being manipulated by banks? While no one knows for sure right now, time will tell.

4) How long will it take to close my loan? – Anyone working with buyers recently knows the answer to this question is a long time. And if you are working with Chase it seems like it is a long time plus a few weeks.

5) How to make use of Twitter lists – Want some really good tips on using the new list feature in Twitter? This is your post! Right now I am still not a fan of lists because I have to go to the Twitter website to use them. I can do the same thing in Tweetdeck, just not share it.

6) FTC says MLS cannot exclude discount broker listings from feed to public websites – I’m not so sure about this decision. I kind of hope they take the case to U.S. District Court. Not making an opinion on discount brokers, but is not Realcomp a private company providing a service in which they can make the ground rules in which you can be included?

7) A little effort can go a long way – Great advice on a place you can save money on your monthly bill without trying to time the market with the interest rate.

8 ) 55% of commercial loans due by 2014 are under water – Think the residential real estate market has been bad? Wait to you see what happens to the commercial market in the next few years. Those who know a lot more about commercial real estate than I do have been telling me this for months.

9) Pending home sales index up for 8th consecutive month – Remember one thing, all real estate is local, your market may vary and talk to a good real estate agent in your area to see what the local market is like.

10) Distractions in the real estate business – Distractions and a lack of focus, once again Tom Ferry hits it out of the park. Looks like I know what I need to work on this week…
