Solving the housing crisis in under two minutes, with no taxpayer money. I’m not a rocket scientist, but I did stay at a Holiday Inn Express once

Video 72: Tempe real estate agent Dean Ouellette does in a video less than two minutes long what the President and Congress have been unable to do with billions, if not trillions of dollars and over a year of work, solves the housing crisis. In a easy two step plan, that involves none of your money (it’s not the governments money) we make houses more affordable for those way upside down and put recent homeowners who suffered a foreclosure back on the market. Would love to hear your thoughts, you can leave a comment or e-mail me Dean Ouellette.

Top 10 real estate posts for 12/22/2009

1) Large Backlog Of Bank Owned Homes – The flood is coming, buckle up everyone.

2) The Great Tsunami of Foreclosures – Shake up or Shaky Ground? – Disregard number one, the flood is not coming.

3) Loan Modification Program, Good Intention Bad Idea – Good post and the key point is the last paragraph.

4) Ring Out the Old, Ring in the New Good Faith Estimate – More on the new GFE’s, have to get ready for them. Looking forward to part 2 of this one.

5) WTF with NAR?! (Updated) – Another shot at NAR for due increases.

6) Who’s Afraid of Redfin.com? – Very interesting post on how Redfin.com is the trendsetter in real estate, not Zillow. The one question I have is, I always hear about the high tech Redfin agents. Where are they in the blogging and Twitter universe?

7) Another Vote in Favor of Professionalism… – Is the business really changing so that it will become more consumer centered and we really need to lift our professionalism in how we take care of customer service or has it always been that way and the best will continue to rise to the top?

8) 6 Ways to Build your Buyers List – Looking for some buyers in the hot market? Here are six places you can target.

9) The MOST Frequently Asked Home-Buyer Question: “How Much Should I Offer?” – This has got to be one of the hardest questions to answer in real estate, really impossible with so many factors as pointed out here.

10) FHA Loans After A Foreclosure – So how long after the foreclosure before you can purchase your next house? Depends on the lender.

CITIBANK gets greedy, we call their bluff, they lose thousands

Video 64: CITIBANK had a foreclosure a buyer of mine was interested in, we had a verbal agreement, then after we had a verbal and they sent us the addendums which we did sign, they decided to get greedy. My buyer and I both thought it was bull shit, backed out and CITIBANK ended up losing thousands. So if you own stock in CITIBANK and wonder why they may be losing money…. Would love to hear your thoughts, you can leave a comment or e-mail me Dean Ouellette.

Top 10 real estate posts of the day for 12/18/2009

1) #1 Real Estate Investment Myth – Cash Flow Always King – Is cash flow not always king? BawldGuy makes the argument if you are thinking that way you are thinking to short term.

2) HUD releases webcast on final RESPA rules – Ready for the new HUD-1 and GFE rules? You should be.

3) The Real Estate Brokerage of the Future – What a great quote, make sure your real estate agent is technology-centric and customer-obsessed.

4) A Lot Of People Are Going To Take A Walk – We love to blame the lending industry for the run up in housing prices. Let’s not forget the role some appraisers played too.

5) Virtual Tours and Video Go Another Round – This is an interesting new technology if it ever becomes affordable, but my favorite part is the UrlThatIsLongerThanSomeShortStories.

6) We Blew Up the Call Center (And We Launched Atlanta) – Here they grow again. Everyone’s favorite agency to talk about, Redfin, expanded into Atlanta this week.

7) Brokerage from the ashes – Great read as always from the 1000Watt crew. All we need now is a link to Mikes website so we can check it out.

8) Getting the $6500 Tax Credit as an Existing Home Owner – Do you need to sell your old house to qualify for the homebuyer tax credit of $6500?

9) Running a Successful Real Estate Business Part Deux: Multiple Profit Centers – Great advice for agents, you can prepare for today’s market, but what happens when it changes next week. Make sure you are ready.

10) Five Reasons Why Short Sales Are Declined – This list of top 5 reasons a short sale is declined is Bank of America’s list, other banks may vary.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day for 12/17/2009

1) Title, Escrow and HUD’s New Good Faith Estimate – How will the new GFE/HUD effect title company or escrow?

2) Update from Bank of America on Short Sales – As someone who has a short sale currently stuck in this new system that is supposed to be making things easier I am very skeptical, but hope they do really want to make things better.

3) How The Long Tail and Hyper Local Content Will Punch a Hole Through the Competition – Why are longer keyword phrases better? Because if they are finding you, it is much more likely they are finding what they were searching for.

4) Adjustable Rate Mortgages: The Pros and Cons to these Tempting Loans – Good information although I think the con list is greatly understated. There is a huge risk that in 3-4-5 years when you think you may be selling the interest rates will be way up and you won’t sell. Or maybe the reason you know you will be selling changes and you decide not to sell. With fixed rates so low right now I am not a big advocate for ARM’s.

5) Ben Bernanke just refinanced his home at 5%, what about you? – And to go along with number 4, if Ben Bernake just refinanced to a fixed rate, that should tell you something.

6) Are you “making an offer” or buying a house? – This gives me a great idea for a video of my own, I don’t think enough people understand when they are making an offer they are entering into a contract and are expected to follow through.

7) FAQ About the Homebuyer Tax Credit – Got questions about the tax credit, this is a good place to start.

8) Seriously? Judge’s Ruling Based On “I’m Gonna Teach You a Lesson” Precedent? – Agree completely in principle, but with the sweetheart payback deal the administration gave to Indymac/OneWest I kind of enjoyed this. The government gave them a deal where they are guaranteed to make money IF they foreclose on the house so there is no incentive at all to ever approve a short sale or loan modification. So while I agree this was overstepping his boundaries as a judge and I believe it will get overturned, I enjoyed it very much.

9) The Absolute Best Way to Learn Real Estate Investing – Best ways to learn? Do and teach.

10) Which WordPress Theme Is Best for My Real Estate Site? – The best part of this post is the framework v. theme aspect.

8) Why Would You Pay a Real Estate Transaction Fee? – I hate frivolous fees, real estate firm transaction fees, or Great American Title and their e-mail fee, some fees are just greedy attempts to make an extra few bucks.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

(My thoughts on how to create healing in the housing market) – This is almost exactly what I was thinking in one of my videos about a month ago, but I could not quite figure out how the details would work like he has. I love this idea. I think it is a win-win for everyone.

10) High-end homes? Slow to dead – The high end market has been slow to recover compared to the lower end market which seems to be moving quick in most area. Is the high end recovery just around the corner?
