Top 10 real estate posts of the day for 3/3/2010

Here is today’s list of top real estate posts of the day.

1) Just When You Thought It Was Safe… – Once again Elizabeth Newlin thoroughly entertains as she educates. I personally wish she wrote more, her stories are so entertaining when she does. Good education in here for those looking to purchase Short Sales.

2) What is LPMI? – What is lenders paid mortgage insurance? It is an alternative to PMI you may want to consider.

3) Home Shoppers Unlikely to Obtain Estimated Good Faith Estimate – HUD wanted the GFE to be a tool to rate shop, but because lenders are locked into what is on the GFE (and things change quickly) they are reluctant to give one out.

4) If you think a real estate transaction is easy, think again. – Funny how timing works, I was sitting at the Pub N’ Grub last night with another agent discussing this very issue over beers.

5) Let Uncle Sam Pay to Replace Your Drafty Windows – You have until the end of the year to make energy saving upgrades in your house and get a tax credit. Here is a good post on tips for replacing your windows. The only part I don’t like is the headline, Uncle Sam isn’t paying you squat, it is the tax payers in the country that are. But the program is out there, I would take advantage of it if you need upgrades.

6) Hate your real estate agent? Here’s why! – I found this very interesting, the market condition seems to be tied to ones satisfaction with their real estate agent.

7) CREATING LEADS VERSUS CONVERTING LEADS – Great piece on the difference between generating leads and making them customers. You need to find what works for you and concentrate on that.

8) What’s ‘Good’ Leverage? Maybe Not What You Thought – This is what I love about Jeff Brown, he takes your common perception of investing and spins it upside down. He makes you question everything you thought you knew about investing.

9) The Dubious Resting Place of TARP Funds – So where did all that TARP money go? The answer may (or may not) surprise you.

10) Multiple Offers, 2010 Style… – We have been dealing with it for a year now in the Tempe/Phoenix area. Sounds like other parts of the country are now facing the same thing.

2) Some Lenders Skirt GFE Requirements – First a little plea to Realtor.org, please please please start putting your full RSS feed into the reader, I skip over them almost all the time because the feed is not in my reader. Please! And while the buyers should ask for a GFE by name, the buyers may also want to know what their payment is and closing cost they need to bring to the table (not included on GFE).

5) Reviewing RPR Demo, Part 2: Brokers and Agents – How will RPR effect agents? No one knows for sure yet because there are to many questions. Rob thinks it is going to narrow the gap greatly, I disagree. I think it will make the tools easier to narrow the gap, but lazy real estate agents will still not put in the little extra work required, and go-getters wills till find a way to make the most of it.

3) Open House Blitz In A Blog Kit – Prudential Gary Greene, Realtor Icon – Sunday, January 31st, 2010 – 2PM to 4PM. – Speaking of brokerages, this may not be a video 99.9% of readers care about because it has not effect on their lives, but this is a great idea of a broker thinking outside the box and using his blog and video to promote the idea.

1) Knowing What You Now Know – So simple, yet so powerful. Try it and see. It is a 1:50 short video.

2) Announcing AgentApplause.com – The First “Enterprise” of Harmon Enterprises! – Stacey Harmon has a new website on marketing for real estate. That alone should be enough to get you to hit the RSS feed.

3) Honesty, Number One When Dealing with REALTOR – Part of the reason I do so many videos is because I feel it gives potential clients a look at who the real me is. @Raillife would comment here, that is exactly why I shouldn’t be doing them.

4) Shopping for a Mortgage Should Get Easier – Easier???!??!!?? Some times I wonder if people are paying attention to what is really going on? I agree you need to know the forms for your clients, but then you need to know the truth about the new GFE forms.

5) Part 2: 10 Essentials For Avoiding A Bad Real Estate Agent When Selling Your Home – Continuing the series on avoiding poor real estate agents.

9) A Story Of Foreclosure – Not The Post You Dream Of Writing – A powerful story by one of our own. He should be applauded for sharing and his determination.

10) Getting Pre Qualified Is Not The Same As Getting Pre Approved – As a bu7er are you preapproved or prequalified? There is a big difference.

Top 10 real estate posts of the day

1) Why You Won’t Always Get The Lowest Advertised Mortgage Rates – So why don’t you qualify for that 4.75% you saw advertised? Just like car insurance there are certain factors about you that may effect your rate.

2) Things We Knew, but Now We “Know” – So where do people really find the home they purchased, yup online or through their agent.

3) How Remaining Calm Will Help You Close More Real Estate Deals – Great story on staying calm and not getting emotional when a deal starts going south can help save it.

4) Dear Madame President: An Open Letter to Vicki Cox Golder – Good advice on how the NAR could become like the AFL-CIO if they do not pull it together soon.

5) Home Buyer says dealing with the new Good Faith Estimate is “Close to Living Hell” – A must read for buyers, agents and lenders alike. Anyone have any actual good stories yet? Is this the HVCC of 2010?

6) Reviewing RPR Demo, Part 1: The Invention of Gunpowder – If you have not seen the demo yet, take a look.

7) HOW TO KNOW IF A HOUSE IS “PRICED RIGHT”! – With the amount of buyers out there if it is not selling it is almost certainly not priced right for the condition it is in.

8) It’s on like King Kong! Cloud CMA launches next week! – Started talking about this last week, now will the program live up to the hype?

9) Has the Bar Camp Experience Already Run it’s Course? – Has REBarCamp run it’s course? I think if they are not held more than once a year then they can survive. There is always enough new stuff in a year, and enough new agents, they could work.

10) SSG & Bank Of America – Short Sale Power Hour – 01-11-10 – Want some advice on dealing with BoA on a short sale? From my recent experience these guys are right on here.

1) How I Made $50,000 on my First Real Estate Deal Even Though I Did Everything Wrong – Looking to get into real estate investing? Here are some good tips from a real life example of what not to do.

2) What I’ll be looking for at Inman Connect next week – Who is going to Inman Connect next week? I’m not, but with the RPR, Google property searches and other changes in the last few months it is going to fun watching the reports out of there. Of course check back to the Top 10 and we bring you the updates.

3) Home Buyers: Please Be Aware of the Owners Policy on the GFE – You can tell with her recent series of posts that Rhonda is becoming an even bigger fan of the new GFEs.

4) I’m Buying Your Lunch…Listen To Me! Advice For Newbies – This was written for commercial, but good advice for agents new and old in both residential and commercial.

5) Deceptive SEO Tactics That Real Estate Professionals Should Not Use – I debated including this post or not, first it is good advice on what NOT to do, but at the same time I almost don’t want to include it as some agents may say “good idea, let me try that.”

6) Proving the Value of a Buyer’s Agent – It is almost sad that something like this needs to be written. Every agent in the world thinks they do these basics of service, but if they did our industry would not be held in such low regard.

7) We All Need a Little Bundini Brown … Unless You’re Selling Phoenix Real Estate – I do not include Jonathan Dalton as much as I should, he is one of the top real estate bloggers in the country in my opinion. Here is another great piece by him on making sure you educate your client and be realistic.

8) The Anatomy of the Short Sale Part 1 – With the amount of people (including myself) spending so much time talking about short sales recently, you can tell 2010 may just be the year of the short sale.

9) Hey Bank! Take My House, Please! – Another good vlog of strategic defaults. A sign of the times fro sure.

10) Top 10 ESIGN Features of 2009 – Everyone knows what a big fan of Docusign I am. They had a big year of change in 2009 and they are doing a 2-part series on some of those changes.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day 1/4/2010

1) Virtual Real Estate Bar Camp – Don’t forget to sign up for Virtual Barcamp today.

2) Senate Bill Could Hurt Small Home Builders – I read about this and ranted about it right after the Senate Health Care Bill passed. Talk about an attack on one industry. My guess is they were not fans of the Democrats in the last election.

3) Short Sales, Are the Risks Worth the Effort? – Good breakdown of how houses end up needing to go to short sales. I greatly disagree with Kristal on the last paragraph though, short sales are getting approved when the agent negotiating them pushes hard enough and has the right tools to work with the banks.

4) Home Value Loss Now but Increased Pricing Expected in 2010 – Remember all real estate is local and your market may be different, but the latest Forbes numbers shows the housing market is pretty close to bottomed and will start recovering in 2010.

5) Short Sales Starting to Become Automated – Bank of America and a few other banks are moving their short sales into REOTrans or Equator as they are now calling it. As someone who was one of the first test subjects I warn real estate agents that you need to stay on top of the file even more as just because it is “automated” does not mean they do not lose paperwork. At times it seems it is just another way for them to say “sorry cannot help, it is in the system.” After 30 days do not accept that as an answer.

6) 2010: The American Real Estate Brokerage – Another year of change in the real estate brokerage world. Is your brokerage ready for the next big thing?

7) How to Find Real Estate Keywords That Will Help You Rank High In Search Engines – Do you know exactly what people are searching for? If you are blogger, you should.

8) Is the New GFE an Improvement? – It is 2010, the new GFE is here. Are you ready?

9) Fix & Flippers Stink! (an opinion piece) – Heather getting a “little” worked up about investors not doing proper disclosure. She has a great point though as the flipped inventory at least in Phoenix is continuing to grow.

10) Real Estate Tweets, Aggregated – If you are not using DeedStreet and the ^ yet, you should be.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

6) Darth Vader With a Toothache – A Better 2010 – When I was running political campaigns I used to tell my candidates one good rule of thumb was he who shook the most hands every day won. The same theory here, if you want to succeed, you need to talk to a lot of people.

7) Oh great! Potential to be taxed on short sale debt forgiveness – Hmmm am I the only one who thinks this is not a horrible idea? If you purchased a house for 200k, refinanced for $300k in the boom and got yourself some toys, and now short sale your house then you may be responsible for paying taxes on the refinance gain.  Interesting.

8) Facebook Tools & Tricks at Virtual Real Estate Bar Camp January 4th – Over the last month I have been spending more time on Facebook so I look forward to this Virtual Barcamp session.

10) FHA Loans After A Foreclosure – So how long after the foreclosure before you can purchase your next house? Depends on the lender.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png
