Top 10 real estate posts of the day for 12/8/2009

1) Crozet Tweetup – 10 December – Really? A local Tweetup as a top 10 real estate post of the day? No, not really. This post alone is probably not worthy, but I am putting this here to show real estate agents what a real local niche blog should be. I have close to 300 blogs in my RSS reader that I go through every day and off the top of my head I cannot think of many that do a better job day-to-day of highlighting what is going on in their community than Jim Duncan does.

2) ZipRealty (almost) creates a handheld lead machine with iPhone app – Zip Realty may really be onto something here. It actually has me thinking of a few ideas.

3) 3 Evolutions of the Web – Notice how Jim Marks goes out of his way to work his brand into this video. But in this video Tom Ferry focuses on brand protection on the web.

4) Two Agent Genius articles on Google Goggles. Have you tried it yet? I downloaded it yesterday and played with it for a while, it still has some work to go, but the potential is HUGE. Of course it is, it’s Google. Google Goggles Revealed, New Way to Search Introduced which was followed by Google Goggles for Real Estate- Rock Your Marketing- Offline?

5) Moving In The Next 5 Years? Rethink Your Current Mortgage And Save 40% Per Month. – It is a very rare day when I disagree with Dan Green. What he says I usually take as mortgage gospel, but I have a hard time telling anyone if you plan on moving in 5 years to take out an ARM to save 40% because what if in 3-4 years when you are planning on moving interest rates are at 12, or 15%, would you still move?  I see what he means by the math, just not sure I agree it is every a good idea because you never know what will happen. Now that that is said, I go back to following Dan as the king or mortgage bloggers. Sorry Rhonda and Justin.

6) When Is the Best Time to Send Marketing Emails to Your Database? – Very interesting data here on the typical day in the life.

7) Why Loan Modifications Aren’t Working – In this video Kristin LaVanway sums up how loan modifications are just a band-aid and are not working.

8) Just another short story – No one in the business tells short stories like Kris Berg.

9) SEC Files Fraud Charges on Former Subprime Lenders – This is tough… on one hand you had lenders making irresponsible loans, on the other you had the feds ordering lenders to loosen their standards.

10) Trulia’s New iPhone App and Mobile Website – App looks pretty cool, when they going to start developing for the Android?

Why your Tempe AZ short sale with Indymac / OneWest will unlikely ever be approved

Video 55: So you live in Tempe AZ and trying to get a loan modification or short sale from Indymac or OneWest. Do not hold your breath on then ever approving a short sale, it doesn’t make sense to them financially when the bailout they will receive from a foreclosure is bigger to them. H/T Patrick Pulatie I would love to hear your thoughts or any suggestions for future videos you have, you can leave a comment or e-mail me Dean Ouellette.

Top real estate posts of the day for 11/5/2009

1) First-time Homebuyers Tax Credit extension passes the Senate – So of the dozens of posts on this subject why did I pick this one to highlight, first he got the facts right that it has not passed yet, still needs approval by the House and the President’s signature, but also because he included the text of the actual bill!

2) Of Gettysburg, open houses and tax credits – Tying in history of Gettysburg, pricing houses to high and open houses the way only PapaGrande can do.

3) Loan modifications, 5 things the Government is not doing but should – It is an interesting ready, interesting as in it amazes me that some people still think a lot more government intervention is a good thing. Isn’t it a large part of government’s fault for forcing lenders to loosen the purse strings that we are in this mess? #3 and #4 may have some merit, but 1, 2 and 5? I think it was Mark Twain who said “Thank God I don’t get all the government I pay for.”

4) Real estate iPhone apps gaining traction – When are people going to wake up and realize there are more Blackberry devices out there than iPhones. Give us our apps too.

5) Commercial real estate outlook: Between a rock and a hard place – Could things really be worse in the commercial side than residential over the next 5 years?

6) Escrow trenches: Nutty funding conditions – Oh so glad to see someone talking about one of my pet-peeves, the bizarre funding condition coming up at the last minute these days.

7) Better Homes and Gardens takes real estate iPhone Apps beyond listings – See #4, but really, this app sounds really interesting and would love to see it in action, can’t wait for it to come to the Blackberry, if it ever does.

8 ) The great unknown in buying foreclosure properties – While it makes some good points, buying a foreclosure is not as risky as it sounds. You still get the home inspection even though it is “as-is” just make sure you get yourself an agent who has worked a lot of foreclosure deals this year to help guide you through the process.

9) Happy sandwich day (and some stuff about the escrow process) – Some of this stuff is California specific, but most of it will give you a good idea about the escrow process.

10) Ian Watt speaking at Tom Ferry’s Realtor even in San Diego – The man, the myth the legend.

1) Wrong on so many levels – If you are an agent who deals with buyers and foreclosures you need to read this. If this doesn’t make you read your bank addendums then nothing will.

2) Loan modifications no match for rising US foreclosures – Even if the government is successful in in delivering three to four million loan mods over the next year, that still means roughly another 9 million foreclosures will be hitting the streets.

3) Incandescent light bulb ban in 2012 – Interesting piece on light bulbs, I had no idea the ban was coming.

4) 10 forgotten tips for preparing the exterior of your home for sale – So often we focus on staging the inside of the home, we forget about the exterior which makes the first impression.

5) It’s the premise, stupid – A look at why your Internet marketing may be failing.
