Top 10 real estate posts of the day for 4/14/2010

Today’s Top 10 real estate posts of the day in no particular order.

1) Mortgage Rates Will Probably Keep Rising, But Don’t Fret – Rates are up half a point from their winter low, but still are very low.

2) Consumers want experiences over products, do you know why? – Interesting study, but did we really need a study to tell us this? People want to know you care, and they can tell when you are faking it.

3)  Buyer : How Much Cash Do I Need? – Lender’s fees, points, prepaids, insurance, there is no such thing as a free lunch.

4) Rule your own Magic Kingdom – Technology is great, but sometimes you need to be a good old-fashion real estate agent to help dominate your neighborhood.

5) The Concept of A Break Even Income Property OR 2 RE Investors Walk Into a Bar… – The one law about real estate investing that most investors will forget… Murphy’s Law.

6) Am I Wrong? or Was this “Trulia Voices” Exchange “Crossing an Ethical Line”? –  I understand the intent of this part of our code of ethics, but sometimes it bothers me. When I know someone is talking to an agent and I think the agent (in my opinion) is giving them really bad advice why cannot I say something? Isn’t that looking out for the best of the consumer? And if someone is working with an agent who is never available to help or unwilling to help why cannot I step in and help the client. Sometimes we care to much about not hurting fellow agents instead of protecting the clients.

7) Real Estate Conspiracy Pondered By Home Owner – This was kind of funny… Getting a large group of agents to agree on anything is almost impossible and if you did get them to agree to a conspiracy half of them would talk.

8) BuzzRE: Internet Marketing Education for Realtors – Who wants to sponsor me to attend? Will travel from Phoenix, will get a t-shirt made up with your logo on it and will proudly pimp for you while I am there all you need to do is cover the hotel and airfare. And I will feature you as a sponsor for the rest of the month in my top 10. You know you want in ;-)

9) Credit Concerns When Buying a Home – Another one of those that is good information for a consumer to know and one agents can share with their buyers.

10) On Site SEO Vs. Off Site SEO What Is The Difference – Know them both, use them both, they don’t work without each other.

Top 10 real estate posts of the day for 4/8/2010

Today’s top 10 real estate posts of the day in no particular order:

1) Why It Pays to Get Preapproved Early: You May Think You Know Your Credit Score – Just one more reason to be pre-approved before you start looking for a house.

2) Home Buyers Leave Clues On The Internet – Not all homebuyers are created equal.

3) Marketing Lessons I Learned From the CIA – If you are an investor looking for actual details of a marketing campaign.

4) Top 10 Home Buying Mistakes – Good advice for home buyers, everything from getting emotional structuring your offer.

5) Introducing the EWM Text App – Texting technology is becoming more and more important and desired in our business.

6) Question: Will the tax credit be extended to 2011? – I do not think an extension is likely at this time myself. I remember in October 2009 the flood of people looking for houses before it expired. Now I am just not seeing it. I think those who wanted to take advantage of it have.

7) Max-Bang Series: Incorporate Yourself! – This is something I have been thinking about lately just for the liability aspect.

8) Personal Brand vs. Reputation. One in the Same, or Different? – I recently made the transition from a big brand that has a balloon to a small boutique brokerage. What I have found is no one cares. All they care about is your reputation and your service.

9) RPR Launches Beta Testing . . .And The Winner Is . . . The Members!! – Ok I am ready to play with it… let me at it.

10) Increasing Numbers of Young Cincinnati Home Buyers Use Technology to Home Shop – Its basic but more and more your hose needs to show well online.

Top 10 real estate posts of the day for 4/7/2010

Today’s top 10 real estate posts of the day, as always in no particular order.

1) How to talk to buyers who view your home – I debated to include this one or not. The tips are good if you are doing a for sale by owner, but if you are using an agent to sell your home you should not be home when someone is there viewing your home. They will spend about 1/3 the time in the home compared to if you were not home.

2) The Paper Trail Every Rehabber Should Follow – The market is flooded right now with people wanting to flip houses in the heavily hit housing markets. Here is some great advice if you are a newbie looking to get involved.

3) Tips On Preparing Your Home For Sale – How To Enhance The Perceived Value In The Eyes Of The Buyer – If you are trying an equity sale right now you have two choices, drop the price to that of short sales and foreclosures, or make your house shine like a superstar.

4) Are Drip Email Campaigns a Good Idea? – I have to completely disagree with Jeff here. I recently implemented some drip campaigns and I love them. Here is the thing, they came to my site wanting information about homes and signed up on my site. I am providing them a service with the drip campaign about the current market that can help when they buy or sell their home. And there is a nice big opt out at the bottom. Over the last seven weeks, one person has opted out.

5) I’m officially a Realtor! Time to… wait. Now what? – I admit I have a love-hate relationship with the NAR, first as a former Republican political consultant I always loved REALTORS because they often came to the rescue of good conservative candidates and causes. But then I have this feeling all they really care about with agents is getting more in even though they know they are going to fail so they can get those initial dues. This is where RTB comes in in the licensing department.

6) Don’t fire the agent that brings you offers – If you are selling hour house, what are the rules about your agent showing you insulting low ball offers.

7) A Refresher on the Mystical Zestimate – Great job Kris. One of my favorite subjects. I love this line and am going to steal it. “Steve likens them to the proverbial broken clock – right a couple of times a day.”

8) 5 Things Your Unprofessional Email Address Says About You – Amen brother. It always blows me away when I see agents with MyCollegeEmailNickname@aol.com .

9) Vandalized Queen Creek Foreclosure Video – Check out this house. I have seen them like this before too. I am guessing they did not get cash for keys. I wish banks would go after these home owners.

10) MAKING A QUALITY PRESENATION – Want to improve your listing presentation, read this, then go back and read it again.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day for 3/30/2010

Here is today’s list of top real estate posts of the day.

1) Real Estate Training: Lead Follow-Up – It has been to long since Tom made an appearance in the Top 10. Have been discussing this issue a lot lately and this is a good video on just doing it!

2) FHA Short Refinance: Does This Make It Real? – Short refinance? Good luck with that. If anyone hears of a success I would love to hear about it.

3) The Interest Rate Spread Between The 15-Year Fixed And 30-Year Fixed Is Huge – One of my favorite subjects, people think I am crazy, but I HATE debt so give me a 15-year over a 30-year any day. Just do the math, it is a no brainer.

4) RPR Hits The Ground Running – Wait?!?!?!? They were beta testing in Phoenix and didn’t invite me? What the?!?!? Why am I giving them this link love?

5) If the Bank doesn’t charge an "overage or points"…what do you call this? – I love when Rhonda gets fired up like this!

6) Just Say No to Bidding Wars – This is a very good look at under pricing listings to create bidding wars. In Phoenix right now it is really the banks more than the agents who are doing this.

7) Is Your Website Design Scaring Away Business? – Some good blogging tips to implement and avoid on your site. Whatever you do, please one thing is avoid number 1 in the No-No’s. Nothing will make me leave your page quicker.

8) I Bet Many of the Cool Kids Are On the Verge of Greatness – Good post reminding us that greatness does not come easy. Even Tiger Woods has to spend countless hours stroking his putter and swinging his club around to become the best at what he does.

9) Do You Need a Buyer’s Agent? Or Should You Find a Home, Then Use the Listing Agent? – OK we talk about it all the time. You need to be represented as a buyer. What blew me away about this video on this page was how everyone said they found their agent.

10) I Have a Short Sale Listing. I Have an Offer. Now, What Do I Do? – Hmmm I thought the answer was drop to your knees and pray, but that is not on there.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day for 3/29/2010

Here is today’s list of top real estate posts of the day.

1) Neg-Ams Receding – Will problems with option arms be less than thought?

2) Take Better Interior Photos by Kneeling – This wasn’t intended to be a post for real estate agents, but there is some great advice in there and I have seen the MLS pictures, most agents can use some pointers. Also notice the link towards the bottom on creative photography.

3) Seattle Real Estate: The Feds Purchase of Mortgage Backed Securities ends this Week…What do you Think Will Happen? – This is going to be an interesting week. Depending on who you read either nothing is going to happen or rates are getting ready to jump a point.

4) Loan Modifications: Bank of America Plans to Reduce Principal Balance of 45,000 Mortgages – I have been one of the leading BoA bashers, but this is a step in the right direction. No, this small program will not help enough people to make a difference, but it will make a difference to some families.

5) Spring 2010 FHA Changes : Higher Fees, Bigger Downpayments, And More Mortgage Insurance – Make sure you know about the changes in FHA loans coming soon.

6) How To: Create A Facebook Community Fan Page – Most of the early real estate fan pages were a waste of space in my opinion, but some ideas are now taking off. It’s time to start looking at what is working, and do the same in your area.

7) THE RISE AND FALL OF THE BIG-BOX BROKERAGE – Tired of the topic yet? Based on comments on a lot of these blogs most are not. Here is another great one to add to the discussion.

8) “Stranger Danger” applies to home sellers, too. – Some really good advice you should be giving to your clients.

9) The Future of The Carnival of Real Estate. It Could Be In Your Hands. – Fan of the Carnival? Want to see it succeed? Then step up to the plate.

10) Where’s the (NAR) Scandal? – I have avoided this because I don’t think we should be drawing any attention at all to the person behind the site, but this is funny!

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day for 3/26/2010

Here is today’s list of top real estate posts of the day.

1) Credit Nightmares – Some great advice in here for everyone. We all know someone who is going through financial hardships right now.

2) California Offers a New Tax Credit for Home Buyers – California signed into law a $10,000 home buyer tax credit. Didn’t we just send billions to California to bail out their bankrupt government? Here is another one on the subject. It’s Official… $10K CA Homebuyer Tax Credit signed into law!

3) Video Is The Future – Jump to about 3:45 and Jim starts talking about video as the future… But I think it is the present. I have some clients I do that for now, when we walk through I video tape it for them so they can go back and look at it again later.

4) More “does your brokerage matter talk.” We have had a lot over the last week and today we have Mark Davison with Can a real estate brokerage matter? and Jonathan Dalton with Forget Big Broker vs. Small Broker, Let’s Talk Bad Broker vs. Good Broker.

5)  Renting vs. Buying when it comes to a house – I love this video, why? Because Jessica shoots straight. It is NOT always better to buy than to rent. I think a lot of people underestimate the cost, the true cost of homeownership.

6) NAR President says another extension of the homebuyer tax credit is “unlikely” – Finally we have some good news. Homebuyers better get to work and get under contract by April 30th if they want to take advantage.

7) Are Sellers Rejecting All Of Your Offers? – Putting in a lot of offers and not getting any accepted? Here are some tips. But remember, do not put in an offer unless you want the house if the offer is accepted.

8) Syndicate Your Original Content, Like You Syndicate Your Listings – If you build it they will come, if you build it in multiple locations they will come a lot quicker and in much larger numbers.

9) Does Fannnie or Freddie own your mortgage? – You may want to refinance your loan or you may want to know the bank is not supposed to be cutting your commission on that short sale you are working with. Either way it is good to know if it is a Fannie or Freddie mortgage.

10) And for comic relief….  Agents see the strangest things at open houses – Where are all these naked people? Not that I want to see them, but I have been into thousands of houses and never once did I see a naked person, but hear about it all the time. and THE MLS – WITH ZEST! – Some fun MLS typos, or we hope are typos.

Top 10 real estate posts of the day for 3/24/2010

Here is today’s list of top real estate posts of the day.

1) Think You’re the Online Marketing Master – Think Again! Check Out These 5 Points and See How You Measure Up – From developing a niche to managing your time, some good information to stay on track.

2) The Real Estate For Sale Sign of The Future – QRC is becoming more and more popular. You may not know what a QRC is, but I am pretty sure you have seen one.

3) Paying a social media penance – If you follow my stuff at all you know the mad respect I have for Marc Davidson. This is an interesting move. I myself unfollowed about 1000 people earlier this year, but will not be following him to this extreme.

4) Existing Home Sales Dip a Bit Nationally in February – It is good to know what is going on with the market nationally because your clients will hear it on the news. But remember, it is more important to know what is going on locally as all real estate is local.

5) 5 Minute Perfect Follow Up and the Secret to Lead Conversion – The numbers are staggering, how quick are you getting in touch with your potential clients? This is why you answer the phone when you can!

6) OC Register talks to Stefan Swanepoel on the market and agents – This is a great Blog Talk Radio segment, put it on in the background while you work.

7) Option Arms – the Big Bang That Didn’t Come (Yet) – There are still a lot of negative amortization option arms out there.

8) Why I Use Foursquare. And Why You Should Too – I always used foursquare different than things like Facebook and Twitter. I was much more private on Foursquare. I read this yesterday and it happened to come through my RSS feed when Drew was sitting right across the table from me. After I was finished I had a short conversation with him about it and changed the way I used the application.

9) Who Can Get a Loan Modification? – Sarah takes a look at loan mods and points out if you remain current and are a good payer you have a better chance of getting a loan modification done.

10) REALTORS That Want to “Raise the Bar” (#RTB) Can Start by Getting Informed. – The NAR site has some good resources available for agents on the home buyer tax credit.

Top 10 real estate posts of the day for 3/22/2010

Here is today’s list of top real estate posts of the day.

1) How screwed up is Bank of America? – The stories on the banks messing up on these foreclosures seem to be never stopping. Here is another one where the bank decided to foreclose on a house and take the goods inside. Even though they were not the lien holder on the house.

2) Will Getting A Loan Modification Hurt Your Credit Score? – Foreclosures and short sales are not the only thing that can damage your credit. Loan mods could have a negative impact too.

3) Use your Business Cards Effectively: Direct People! – There is somewhat of a point to what he is saying, but that is easy to say for me and Josh Aberson, but if your name is Ruth Griffith or John Smith, it is a little harder. And I also want to make sure they know I am easily found on social media so I list all my social media platforms on the back. And if they are driving down the road and want to see a house, I want them to pull out my card and call me, not the agent on the sign so I make it easy. But I get his point.

4) The Lowest Mortgage Rates of 2010 Will Be Locked In March And April – Mortgage rates have to go up they cannot go any lower, we have been hearing it for a solid year now. Dan Green thinks there may be about another month and a half left.

5) Foreclosure Inventory Is Increasing – With numbers going up will banks slow down again on the number of foreclosures they do to keep inventory lower?

6) The Advantages of Presenting and Receiving Offers In Person – It is harder and harder to do these days with the amount of foreclosures, but that is a local thing.

7) What Will You do for Success in Real Estate? – Choosing between work and down time is always a difficult choice. I like John tend to pick work right now.

8) Are You B. F. D. or Delusional? Take The Scrape The Label Test. – This is one of those posts you need to read 2-3 times to digest it, but you should!

9) 10 Commandments when preparing to apply for a mortgage. – Short and to the point, more people should listen to number 10.

10) Have you heard the one about the lawyer & the shark? – Lawyers and Realtors, she is right, we have so much in common. Both not held in the highest of regards, until you need us.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day for 3/19/2010

Here is today’s list of top real estate posts of the day.

1) Are Wall Mounted TVs a Fixture? – Kelly get’s it right, why leave anything to chance. Write it into the contract!

2) What To Consider When Pricing Your Property For Sale. The What’s, Why’s and How’s Of Creating A Useful CMA (Competitive Market Analysis) – A market analysis is going to help you price your house right, which is very important in pricing a house. Your agent wants to sell the house for as much money as they can, but they are also going to be realistic as they are detached emotionally from the home.

3) It’s Official: Facebook is kind of a big deal – If you are an agent it is becoming almost mandatory to be on and be active on Facebook. When they become the most visited website in a given week passing Google, you know they are big.

4) Text Messaging Lead Capture For Real Estate Pros – OK I am going to admit when I first started reading this I was already planning my text messaging is not a good idea speech, but then I read it. He almost has me convinced.

5) Help a FSBO Go Hi-Tech! – Hmmmm will this work? I am not sure, but it is one of the most creative ideas I have heard for going after FSBO’s.

6) Open Houses Help Sell Homes – I agree and disagree with Joe here. I agree the online presence or online open house is more important than a traditional open house in selling the house, but I think the number is so low for a traditional open house because most agents don’t market a traditional open, they just throw out a couple signs at the end of the road.

7) First Step to Listing Success – Dirk Zeller’s posts are almost always so good and packed with useful information. He should write a book. Oh he already did that?

8) FHA Rules Changing Faster Then I Change My Underwear – More FHA rule changes including questioning higher prices because of seller concessions built in.

9) Realtors, I Want You to Like Me… Or Do I? – Can agents get along? Just go to search.twitter.com and type in #RETT.

10) Generating Real Estate Leads Through Social Media – Great post about how the power of social media may really be in driving traffic to your site/blog.

http://deansellsaz.com/wp-content/plugins/sociofluid/images/digg_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/reddit_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/stumbleupon_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/delicious_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/furl_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/newsvine_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/technorati_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/google_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/facebook_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/yahoobuzz_32.png http://deansellsaz.com/wp-content/plugins/sociofluid/images/twitter_32.png

Top 10 real estate posts of the day for 3/18/2010

1) HAFA: 2 Guys, 2 Burgers and a Voice Recorder – Almost every blog post I have read over the last two months about the new HAFA program (and it has been a lot) has talked about the talking points of the program. This one goes a little deeper and gives you the stuff you won’t read in the talking points.

2) Famous blonde financial pundit expects double dip in U.S. housing market – This is something I have been hearing more and more over the last few weeks “double dip in housing market.” I still think the banks are to smart to allow it to happen and that is why they are controlling inventory, but the more I hear the more I question my thinking.

3) Zillow Launches Android App – Android finally get’s a major search app.

4) Walkaway Explosion? – Strategic defaults is becoming so popular this year I just checked to see if stratigicdefault.com was available, of course it is not. The numbers here are just staggering.

5) 10 Important Questions to Ask a Home Inspector – If you are looking to buy a house I would never consider doing so without a home inspection. And here are some important questions to consider asking the inspector.

6) Paying a fair price for the home you buy. – Great post Ardell! patience is everything right now.

7) Crime Scene Photos: A Surprisingly Effective Marketing Tool – OK probably not the best way to market a house, but sure is an interesting way.

8) War Stories – the Home Inspection – 5 hour home inspection? It does show the importance of a home inspection though.
