2) Fair Housing’s One Thing, Common Sense a Close Second – Jonathan makes a good point. We are not allowed to say if we would live in a neighborhood or not, but even if we could, that does not make it a good or bad neighborhood because everyone has different personal taste.

3) The New Normal for Luxury Real Estate Buyers – While the number of luxury homes selling may be down, they are still moving. This post takes a look at how they are buying homes these days. I personally am finding in the luxury home market cash is involved more often than not lately.

4) Required VS Voluntary Sign Ups – Do you require people to sign up on your IDX to view homes? I personally was a believer of allowing free search, after all my Mom told me I needed to keep it open. Then I went to requiring registration. My only question is why didn’t I do it earlier.

7) Learn to Communicate with Your Clients! – Agents, how do your clients want to hear from you? Do they want email, calls, text, DM’s? Find out what they are doing and make them feel comfortable.

8) Obama Announces $1.5 Billion in Housing Aid – Oh Really? – If throwing $75 billion at a problem does not fix it you can always be creative and try something different, like throwing another $1.5billion at it :-/

9) Can I get proof of a competing offer? – If you are asked to raise your price because there is a higher offer can you get a copy of that offer as proof? Generally not? BUT I have seen it happen where I use an escalator clause and if the escalation is needed then the seller needs to show me proof with page one of the contract that an escalation was needed.

10) Here Comes the Corner – Are You Going To Be Ready? – This brings up some interesting questions, will the housing stimulus programs be extended when later this year. If you would have asked me last fall I would have said no way. Now I am not so sure. After all, remember, it is an election year.

1) Mortgage Markets Pass The Tipping Point; Mortgage Rates Up For Good? – We have been hearing it for a while, rates are only going up. With an increase in the discount rate is that time now?

2) Day 2: Sonic Drive-In Happy Hour in East Vancouver – This one goes under the “you should be stealing this idea for your blog” category. Don’t take this the wrong way Dale, but this post by itself is not something amazing, and the video is nothing amazing… but the concept for the series? Brilliant. So easy, so informative, such a great idea. I hope you keep it going for 365 days, I am looking forward to watching it develop.

3) Is There a Loan Modification That Will Work? – There are so many factors in loan modifications, but from my experience the answer is with the current system banks are using, no! Tom does a good job writing about it in a lot more detail here.

4) WARNING: You Don’t Want Your Home on the Market Forever! – If you are serious about selling your home do not let this be you. If you are not serious, and only going to sell if you get what you want for it (different than what it is worth) this method is ok, but don’t expect an agent to spend much money and time marketing it.

5) $100 Down payment HUD Home Financing in Phoenix – The 2,000.00 Mistake – Do you have a buyer that is interested in using the $100/down HUD program? If you are in the Phoenix and Tempe area you can almost forget it. Most of these homes are selling over list price, which causes a problem as Christoph points out.

6) RPR MLS License-What RPR can do with data – So I have a sickness, just can’t get enough reading in about the RPR. And I think my opinion on it is starting to change. I can’t wait to get to play with it.

Here is today’s list of top real estate posts of the day.

1) HVCC (Home Valuation Code of Conduct) causes dysfunction… again – It is a shame what is going on with appraisers right now. They were a big part of the problem during the run up in home prices when they were including things like pending offers, and now they are a part of the problem on the extreme opposite. If a house has 5 offers on it from $100-110k such as a recent one here, how can it only be worth 87k? Not sure if they don’t care about what is going on, or just don’t get it. And I am not sure which is worse. This rant turned into longer than the post I am linking to.

2) The Age Old Dual Agency in Real Estate Debate – One of the best write-ups on dual agency I have seen in a while. This phrase is just classic… Dual Agency is a hold over from the days before we had agency laws that protected buyers. I view Dual Agency sorta like your appendix, it no longer has any practical use but for whatever reason, we’ve not evolved enough to purge them from our DNA. And, both can kill you when they go bad! …. I agree in theory, but I do think there is no problem with a buyer and seller being represented from people in the same office, but not the same real estate agent license representing both (see my comment on the post)

3) Tip Tuesday: 5 Ways to Make the Most Out of LinkedIn – LinkedIn is one of those tools I know I should use more, want to use more, and know how to use better, but just don’t. I guess there is only so much time in the day.

4) Top 10 Cities to Bargain for a House – This video bugs the heck out of me. Nothing like sensationalizing something for views. “House listed at $365k, but sold for $290k” like it is a normal thing. They do mention that the average price is 93% of list price in that city, but the highlight for sure is the one extreme case that gives buyer a false sense of the market. I smell a video later today.

5) The Importance of REALTOR® Accreditations – Starting to feel like a negative-Nellie. Give me a break. The importance of REALTOR© Accreditations is zero. From those who have taken the e-Pro course I hear basically if you can send an email you can get the accreditation. What is accreditation really for? $$$$$. That is right Mr. Consumer, the agent has to pay every year to be able to use that accreditation that may or may not help in their job. How about teaching agents what they need to know before we give them their license.  Would love to have seen comments open on that one.

6) NAR Needs Major Education Reform to Preserve Our Industry – Maybe the reason comments were off was because of this post and comments.

7) Will Interest Rates Jump When The Fed Quits Buying Mortgage Bonds? – You need to read this so you understand what is happening.

8) Brokers: Emerge from marketing hibernation with caution – Brokers READ THIS!!!. I am going to start asking the guys at 1000watt blog to start posting their stuff directly to my Top 10. They just produce great content and it is a rare occasion when they post something and it does not make the list. Those who made it through are awakening from a long hibernation to find a changed world. Which is all very exciting. But step deliberately out of the darkness!

2) #RETT Opens its Doors to Anyone & Everyone – What the heck is all this #RETT talk on Twitter over the last 48-hours. Well here is a good explanation of how the Real Estate Tech Tank started.

3) Simi Valley Home Buyers 3 Important Concerns with Short Sale Offers – If you are a buyer looking at possibly purchasing a short sale there are a list of things you should really know, Ted Mackel does a good job here of taking the concerns and making a top 3 list.

4) Finding Customers in the Palm of your Hand – “The mobile web is the flyer box for the 21st century” I love that line.

5) Bank of America Achieves Surrealistic Central Status – Bank of America is not the brightest group when it comes to short sales, that is not a shock. The reason this post is so valuable is there are two hidden lessons on short sales. First when you do not get the results that you should be getting, escalate to management levels who are much more educated and understand the process and they will get things that make sense done. Second it costs $3800 just the first day after a bank forecloses on a house, then come repairs, carrying costs and more… that is why it makes sense for banks to do short sales vs foreclosures.

6) Feb. 10, 2010 – Industry News Sites Announce National MLS – This shows you how long the national MLS has been coming. What no one has been able to really express to me is why as a licensed Arizona real estate agent I need to know what is on the market in Harrisburg, PA. It is a little outside my realm of expertise.

7) Controlling Your Real Estate Deals and Handling Catastrophes – This is a great lesson I learned the hard way in the last two months on a couple of deals that were having issues. You need to control your deals at all times.

8) Secret Squirrel and the Redfin Home-buying Class – Great marketing idea for home buyers and sellers that I see now and then, but could be done more for sure.

9) Rewards to Stop Mortgage Walkaways? – Idea has some merit, but it really depends on where the program is run. I could see it working in Iowa or NH where you may not be that far under, but somewhere like Las Vegas, Phoenix or Southern California where you may be $300,000 underwater $10k is not going to make much of a difference.

10) Are Banks Discriminating Against VA Homebuyers? – We all know banks are favoring conventional loans to FHA and VA, this post just highlights the point how we should maybe give a little better consideration to VA offers.

2) The Internet is Broken – This is the best response to social media does not work for real estate agents I have ever seen.

3) What kind of exposure should you expect for your listing? – Advice for home sellers, almost every agent will tell you your property is going to appear on the Internet, but how above and beyond does your agent go?

4) Sharing ideas in Real Estate – This is a subject we were recently discussing around here. Doesn’t it seem that the RE.net agents are always sharing ideas and talking to each other about what they are doing, while many other agents like to think of everyone as competition and not share?

5) Predatory Short Sale Negotiators – Sounds like someone needs to loose their license. Buyers and sellers of short sales need to be aware of this. It is one thing for an agent to charge a small fee for staff, it is another thing to completely gouge.

I recently heard that 7% of agents did something like 93% of all the transactions in the last year which means most of those part-time agents are not doing anything anyways so it does not bother me to much. Almost every career has people that do it part-time, real estate will never be any different.
