1) HAFA: 2 Guys, 2 Burgers and a Voice Recorder – Almost every blog post I have read over the last two months about the new HAFA program (and it has been a lot) has talked about the talking points of the program. This one goes a little deeper and gives you the stuff you won’t read in the talking points.

2) Famous blonde financial pundit expects double dip in U.S. housing market – This is something I have been hearing more and more over the last few weeks “double dip in housing market.” I still think the banks are to smart to allow it to happen and that is why they are controlling inventory, but the more I hear the more I question my thinking.

3) Zillow Launches Android App – Android finally get’s a major search app.

4) Walkaway Explosion? – Strategic defaults is becoming so popular this year I just checked to see if stratigicdefault.com was available, of course it is not. The numbers here are just staggering.

5) 10 Important Questions to Ask a Home Inspector – If you are looking to buy a house I would never consider doing so without a home inspection. And here are some important questions to consider asking the inspector.

6) Paying a fair price for the home you buy. – Great post Ardell! patience is everything right now.

7) Crime Scene Photos: A Surprisingly Effective Marketing Tool – OK probably not the best way to market a house, but sure is an interesting way.

My site already has built in Google Juice and not starting from scratch. Although the sign rider for a unique URL is more impressive.

1) Ten Questions to Ask Yourself Every Month – Did you join me in making a great business plan last November for 2010, and have not looked at it since January 5th? If so this method may be a better way to keep on schedule.

2) On Admin Fees and “Commission”Kristin LaVanway and I were just talking about this a few days ago. We came to the same conclusion that brokers should not be charging an administration fee on top of commission. But interestingly Jonathan finds a court case which may make it illegal to do so.

3) Indexing on Top of Google…the Easy Way! – Want to be on the top of Google? The local business center may be the answer.

8) Homeowner Estimates as Good as Zillow? Appraisal Academics Think So – Zillow estimates are horrible if you are trying to figure out how much a to list a house for, but Zillow even admits they are not perfect and they are intended to be a rough estimate of a value in an area.

9) Have a Question About Your Home or Zestimate? Check Out Zillow FAQs – Zillow comes right back and defends themselves with this post and again stresses they are only a starting point. But I have yet to talk to a home owner or buyer who understands that.

10) A Real Estate And Mortgage Technology Conference You’ll Want To Attend – They have a world class speaking group in Atlanta this year. If anyone wants to chip in some airfare I will gladly wear their t-shirt the whole time I am there ;-)

1) Why we don’t need more professionalism among REALTORS – It is time to RTB, raise the bar. We have heard that over and over during the last month from real estate agents. Daniel Rothamel says let’s not worry about it.

2) #RETT Opens its Doors to Anyone & Everyone – What the heck is all this #RETT talk on Twitter over the last 48-hours. Well here is a good explanation of how the Real Estate Tech Tank started.

3) Simi Valley Home Buyers 3 Important Concerns with Short Sale Offers – If you are a buyer looking at possibly purchasing a short sale there are a list of things you should really know, Ted Mackel does a good job here of taking the concerns and making a top 3 list.

4) Finding Customers in the Palm of your Hand – “The mobile web is the flyer box for the 21st century” I love that line.

5) Bank of America Achieves Surrealistic Central Status – Bank of America is not the brightest group when it comes to short sales, that is not a shock. The reason this post is so valuable is there are two hidden lessons on short sales. First when you do not get the results that you should be getting, escalate to management levels who are much more educated and understand the process and they will get things that make sense done. Second it costs $3800 just the first day after a bank forecloses on a house, then come repairs, carrying costs and more… that is why it makes sense for banks to do short sales vs foreclosures.

6) Feb. 10, 2010 – Industry News Sites Announce National MLS – This shows you how long the national MLS has been coming. What no one has been able to really express to me is why as a licensed Arizona real estate agent I need to know what is on the market in Harrisburg, PA. It is a little outside my realm of expertise.

7) Controlling Your Real Estate Deals and Handling Catastrophes – This is a great lesson I learned the hard way in the last two months on a couple of deals that were having issues. You need to control your deals at all times.

8) Secret Squirrel and the Redfin Home-buying Class – Great marketing idea for home buyers and sellers that I see now and then, but could be done more for sure.

9) Rewards to Stop Mortgage Walkaways? – Idea has some merit, but it really depends on where the program is run. I could see it working in Iowa or NH where you may not be that far under, but somewhere like Las Vegas, Phoenix or Southern California where you may be $300,000 underwater $10k is not going to make much of a difference.

10) Are Banks Discriminating Against VA Homebuyers? – We all know banks are favoring conventional loans to FHA and VA, this post just highlights the point how we should maybe give a little better consideration to VA offers.

February already? are you 1/12th of where you wanted to be this year?

1) Showing Homes to a Buyer: What They Want to See. – I feel like I could have written this post. I have said most of these words myself at one time or another. Another thing I would add is when showing them a home, show them what they want to see, not something that is priced 20% higher so maybe they will like it and spend more. That is one of the reasons I got into the business.

2) A Housing Fix or a Jobs Fix? Chicken or Egg? – I think we need to fix the housing market to fix the job market. We need to make it easier for people to be mobile again, to make it so they can pick up and travel to the new job if they need to. Now it is difficult because we do not have a mobile workforce who can quickly sell their home and just up and leave for a new job.

3) The Appraisal System Blows. Especially Non-Local Appraisers. – Oh the joys of HVCC and appraisers. I have been ranting about this since last June.

4) What will the FHA 90-Day Flip Rule Suspension Mean? – (and a related one FHA 90-Day Flip Rule Suspended: Lenders Hesitant To Change) – This is interesting to hear, I talked with the two lenders I most often use after reading this and they both said they are now doing loans on homes they did not do so before because of the 90-day rule.

5) It’s not what you say, it is how you say it – Wondering how to best help your client? Ask questions and listen, really listen.

6) How Can We Increase Our Closings From Our Sites? – If I were a betting man (oh wait I am) I would bet the answer for most people is in the 5th answer here.

7) Why You Shouldn’t Be Afraid of Sellers – If you are an investor there is not reason to be scared of sellers… well of course that assumes you are doing nothing illegal or unethical.

8) On the ethics of “strategic default”… – I understand where Scott is coming from, but I wonder if he lived in Arizona where is $600k house was now literally worth $350,000 if he would feel the same. And it is easy to say yes, until you are actually looking at the hard math. If you did a strategic default and sold it could literally save you more than $500k over the next 30 years. That is a lot of college education. I am not saying to stop paying your mortgage, I am just saying it took me a while, but now I understand.

9) How Long Do Short-Sales Take? – This is a great piece to show your buyers if they are looking for a short sale. It is one thing for you to tell them it is going to take months, it is another when they can read it themselves.

10) Effect of foreclosures on Arizona home prices – This is not a top 10 post because of how amazing the information is, this is a top 10 because of what he did with the information. Click the graph, watch the video. Well done John Wake.
